Protect your investment with these essential spring maintenance tips.
After months of cold temperatures, snow, ice, and those dreaded ice dams, your roof deserves some attention. Spring is the perfect time to assess winter damage and prepare for the warmer months ahead. Here's what every Virginia homeowner should do.
Before climbing up (which we don't recommend unless you're a professional), walk around your home and look for obvious signs of damage. What you're looking for includes missing or damaged shingles, sagging areas, and any debris that may have accumulated. Use binoculars if you have them — they help you get a closer look without putting yourself at risk.
Your gutters have been through a lot. Leaves, branches, and debris from fall have had all winter to accumulate, and spring rains need a clear path to flow away from your home. Clogged gutters can cause water to back up under your shingles, leading to rot and leaks. While you're at it, check that gutters are securely attached and sloping correctly toward the downspouts.
Flashing is the metal material that seals joints around chimneys, vents, skylights, and other roof penetrations. Winter weather can loosen flashing, creating potential leak points. Inspect these areas carefully, looking for gaps, rust, or damage. If you spot issues, it's best to call a professional for repairs.
Head up to your attic (during daylight hours) and look for signs of water intrusion. You're checking for water stains on the underside of the roof decking, mold or mildew growth, and any daylight visible through the roof boards. Even small stains can indicate a problem that will get worse over time.
Trees that overhang your roof can cause multiple problems. Branches can rub against shingles, wearing them down. Leaves can accumulate and trap moisture. And during storms, branches can break and cause significant damage. Trim back any branches that are within 10 feet of your roof.
